We bought our house privately about 7 years ago after failing to find a suitable house through an MLS agent. We dealt directly with the seller and had no problems at all. We only found the private sale because a friend mentioned it to us. The seller had to rely on a lawn sign for promotion. That was our good fortune but probably hurt the seller who had no option to list on MLS due to the listing monopoly. I am in favour of ‘unbundling’ MLS from brokerage contracts. Let’s give the buyers and sellers out there some credit for their abilities. For buyers who are not comfortable going alone, there will always be a brokers and home inspectors to call on.
